    NorthStar Healthcare Income (NHI), Inc., sponsored by Colony Capital, Inc., and externally managed, was formed in 2010 to acquire, originate and asset manage a diversified portfolio of equity, debt and securities investments in healthcare real estate, with a strong focus on the mid-acuity senior housing sector.  NorthStar Healthcare Income (NHI) is headquartered in Bethesda, Maryland.

    Responsibilities

    Reporting to the Global Head of Healthcare, the Senior Vice President, Healthcare is responsible for the portfolio management, asset management, dispositions, and valuations for NHI’s domestic equity real estate investments. This role is dedicated to overseeing the over $3 billion of NHI portfolio of healthcare assets, which primarily consist of senior housing and skilled nursing assets.

    The Senior Vice President will oversee a team of healthcare asset management professionals and work closely with the Chief Financial Officer of NHI, the Chief Investment Officer of NHI and the General Counsel of NHI to:

     

    • Manage over $200m in NOI
    • Lead the team, comprised of 5+ individuals managing $3 billion of healthcare assets, predominantly in senior housing, to drive consistent proactive asset management, financial performance and ensure resources are allocated optimally across NHI’s portfolio
    • Oversee the annual business plan process, budgeting and administration
    • Oversee quarterly reporting requirements including NHI quarterly decks to the NHI board
    • Present operating results on at least a quarterly basis to NHI board
    • Deliver expertise and recommendations on healthcare real estate equity asset management
    • Ensure NHI achieves predetermined annual operating income goals for the portfolio
    • Lead the NHI healthcare team to develop, execute, and review quarterly performance of annual business plans for each property, portfolio, investment, including leasing, revenues, operating expenses and capital expenses
    • Ensure appropriate communication and coordination of all activities across all Vice Presidents of asset management
    • Oversee and produce high-level reporting standards; team with IT on technology development of systems including Anaplan and Yardi
    • In conjunction with the capital markets team, identify opportunities to maximize value, de-lever risk and create maximum cash flow for the portfolio
    • Leverage significant operational expertise to drive income growth and value creation across all property types including senior housing and skilled nursing assets and portfolios
    • Drive consistent and high quality operational standards; foster best practices
    • Establish and enforce policies for purchasing and operating expense management, including property maintenance, energy usage, taxes, etc.
    • Benchmark operating performance against key market standards and business plans
    • Represent Colony Capital and NHI with key intermediaries, investors, competitors, and external partners as a thought leader in the industry
    • Conduct site visits of owned assets
    • Conduct periodic meetings with operating partners and tenants
    • Ensure highest ethical standards in all of our dealings

    Qualifications

    The successful candidate will have 15+ years of institutional real estate investment experience including a highly successful track record overseeing healthcare asset management, particularly in senior housing. A Bachelor’s degree is required; MBA preferred. The Senior Vice President, Healthcare will bring an understanding of senior housing operations and related industry knowledge. He/She will have strategic investment perspective and experience in executing core, core plus, value add and development strategies including property repositioning and ground up development. This person will have deep hands-on understanding of healthcare operations, income expenses, experience in negotiating leases and service contracts. He/She will have excellent business acumen, strong quantitative and financial skills, and the ability to quickly digest and analyze portfolio-wide information. The successful candidate will demonstrate the ability to partner effectively with institutional clients with diverse investment objectives. He/She will be comfortable in a leadership role both managing a team and representing Colony Capital and NHI in the marketplace. This person must be familiar with various types of legal documents including management agreements, leases, loan agreements, guaranties, etc. He/She must have the ability to travel up to 50% of the time.
