This position will focus on supporting our healthcare platform, where we structure, acquire and manage investments in healthcare real estate with a focus on independent living, assisted living and skilled nursing facilities. Colony Capital is headquartered in Los Angeles with over 400 employees in offices located across 19 cities in ten countries.
    The Real Estate Surveillance Specialist is a newly created standalone position responsible for overseeing and managing the administrative operations for our Healthcare portfolio. This includes being the first point of contact for 3rd party tax and insurance partners, overseeing spending and budgets, and extensive tracking and reporting.


    • Oversee and manage relationships with 3rd party partners as their first point of contact:
      • Tax Consultants:
        • Provide external tax consultants all necessary data and information for tax appeals
        • Track tax changes
        • Create trigger schedules to ensure timely payment of all real estate taxes
      • Insurance Providers:
        • Work with external insurance team ensure they have the appropriate information to file claims
        • Oversee and track the status of claims for reimbursements
        • Work with Accounting team to book and track claims expenses
      • Healthcare Operators:
        • Manage regulatory documentation inflows
        • Work in conjunction with internal Legal team to monitor and track litigation claims
        • Provide updates and escalate when necessary
        • Ensure premiums are paid on time
    • Regulatory Compliance: coordinate with internal and external parties to assist with regulatory compliance
    • Track licensure expirations, UCC(s), insurance certifications to ensure they are up-to-date
    • Ensure property and capex level projects are within pre-defined budgets:
      • Manage lender-held escrows across multiple portfolios to track account balances, changes in escrow amounts, and reconciliations
      • Oversee cash inflows and outflows to successfully track capex spending, property-level working capital funding, ROI project spending, and reimbursements
      • Produce reports for tracking purposes
    • Track all lease, JV and Management agreement covenants:
      • Produce reports sorted by portfolio to monitor leases
      • Follow up as needed

    • Administrative experience with real estate taxes, UCCs, licenses, and insurance certifications is a must
